Project Description

The Quatuor project is a large-scale office development in Brussels consisting of four buildings with a combined surface area of more than 62,000 m². The project required extensive quality monitoring, technical risk management, and sustainability compliance throughout the demolition and construction phases.

Dew & Goldflowers Projects contributed to the project as Quality and Risk Officer, overseeing quality management procedures, technical risk analysis, and on-site inspections, while ensuring compliance with BREEAM sustainability requirements.

Scope of Services:

Quality and Risk Officer (QOF / QRM)

Preparation and follow-up of the complete quality management documentation, including:

• Quality manual and project guidelines based on the technical specifications
• Analysis of technical risks
• Identification of risks and implementation of preventive measures
• Preparation of control checklists for all construction phases, including:
  • Demolition and earthworks
  • Foundation techniques (secant pile walls and pile foundations)
  • Groundwater lowering (dewatering)
  • Structural works
  • MK4 post-tension slab system
  • Finishing works
  • Building services and technical installations
• Organization and execution of on-site inspections
• Coordination meetings
• Audits and reporting
• BREEAM Monitoring:
  • Monitoring of energy, water, materials, and waste transport during demolition and construction phases
  • Preparation and follow-up of post-construction evidence documentation
